About The Vold

The current forecast for completion is the fourth quarter of 2028. This timeline is indicative and may change during the development and construction process.

The residences range from approximately 48 m² to 155 m², including smart studios, compact apartments, and exclusive residences with generous terraces. Each home has been designed with a strong focus on natural light, privacy, tranquillity, and a connection to the outdoors. Large windows, smart layouts, and views of the park and surrounding area create a comfortable and enjoyable living environment. The variety of home types attracts a diverse community, from young professionals and expats to families and active older residents, creating a vibrant and connected neighbourhood.

Because the residences are sold v.o.n., you do not pay transfer tax, land registry fees, or notary fees for the transfer deed. In addition to the purchase price, you should budget for: Monthly homeowners' association (HOA) contributions Monthly energy costs Notary fees for your mortgage deed Optional upgrades and interior finishes Ground lease payments We recommend seeking advice from an independent financial adviser.

The name The Vold refers to the building's iconic V-shape. It is a contemporary interpretation of the Dutch word for "fold" (vouw), expressed through the distinctive capital V that serves as the building's visual signature. The name perfectly reflects the architecture and character of the building: bold, elegant, and distinctive.

The Vold offers a highly central location, with virtually all daily amenities within walking and cycling distance — everything is accessible within approximately 1,000 metres. As a result, many residents may find they rarely need a car. Beneath The Vold is a shared parking garage with secure parking facilities for both bicycles and cars. The current plans include approximately: 36 private parking spaces for cars 259 bicycle parking spaces 13 cargo bike spaces 13 scooter parking spaces These numbers are indicative and may be subject to change. Additional parking facilities for bicycles, cargo bikes, and scooters will also be available for visitors at street level.

Residents can safely store their bicycles in the shared bicycle parking facility within the underground parking garage. The facility is expected to provide approximately 259 bicycle parking spaces, including dedicated spaces for cargo bikes. Visitor bicycle, scooter, and cargo bike parking will also be available around the building.

When purchasing an apartment, you automatically become a member of the homeowners' association (VvE). The VvE is responsible for the management and maintenance of all shared parts of the building, including elements such as lifts, façades, and the roof.

The residences are designed to be highly energy-efficient and sustainable. The final energy rating is currently being calculated and will be announced soon.

V.O.N. (Vrij Op Naam) translates to freehold purchase price. This means the purchaser does not pay additional costs for transferring ownership of the property. Costs such as transfer tax, land registry fees, and notary fees for the deed of transfer are paid by the seller.

After signing the purchase and construction agreement, you have two months to secure your financing. This period forms part of the financing contingency conditions. The sales agents will be happy to explain this process in more detail.

Land interest is the interest charged from the date of purchase (or a later date as specified in the purchase and construction agreement) until the transfer deed is executed before the notary. The applicable percentage is specified in the agreement. This interest is generally tax-deductible. If you complete the transfer within the period specified in the contract, you may avoid paying land interest. Construction interest relates to the construction costs of your residence and is payable to the contractor. If you purchase later in the sales process, construction interest may be charged on construction instalments that have already become due prior to signing the purchase and construction agreement. The applicable percentage is specified in the agreement. Construction interest is generally not tax-deductible.

The standard floor-to-ceiling height is 2.60 metres.

Yes. The purchase price includes a kitchen with built-in appliances. At THUIS – the showroom, you can customise the kitchen layout and finishes to suit your preferences. The kitchen will be installed after completion of the residence.

Yes. All residences at The Vold are delivered with a complete, contemporary bathroom and sanitary fittings. The standard bathroom includes a washbasin, walk-in shower, tiled walls and floors, and an electric radiator. At THUIS, Dura Vermeer's showroom, you'll have the opportunity to further personalise the bathroom according to your own style and preferences.

Sustainability is at the heart of The Vold. Features include beautifully landscaped private green terraces, a green atrium, nesting boxes for birds and bats, and smart rainwater retention systems. The sustainable design is also reflected in the architecture. Integrated solar panels within the façade bands, generous overhangs, and a predominantly timber structure built in CLT (cross-laminated timber) give the building a contemporary and sustainable character. Only the floor structures, service shafts, and lift cores are constructed in concrete. Thanks to this carefully considered combination of design and technology, The Vold is targeting an A++++ energy label and exceptionally low energy costs.

The residences will be connected to a sustainable collective energy system based on aquifer thermal energy storage (ATES). This energy-efficient system provides both heating and cooling. Heat and cooling are generated centrally and distributed throughout the building via a collective network. The system will be provided through a rental agreement for future residents. An indication of the monthly costs will be shared at a later stage.
